Liberty Estates offers ten spacious homesites ranging from approximately 5.00 to 5.64 acres along a quiet stretch of Liberty Lane in Gallatin, Tennessee. Just 10–15 minutes from the heart of Hendersonville and Gallatin, the development combines the privacy of country living with the convenience of nearby shopping, dining and everyday essentials.

With public sewer, natural gas and no HOA, Liberty Estates offers a rare opportunity to enjoy the freedom of acreage while building a custom Hannah home. Homesite 4, the largest property, also features two beautiful ponds.

Liberty Estates is located within the highly sought-after Liberty Creek school zone in Sumner County. The Liberty Creek campus is home to Liberty Creek Elementary, Middle and High Schools, offering modern facilities and a variety of academic, athletic and extracurricular opportunities.

School assignments are subject to change and should be verified with Sumner County Schools.

Homesites are anticipated to range from $550,000 to $625,000, with final pricing to be announced on or before December 31, 2026. Homesite pricing is separate from the cost of constructing your custom home.

Following an initial consultation with our team, a $25,000 reservation deposit secures your priority for homesite selection.

Once final pricing is announced on or before December 31, 2026, prospective homeowners will be contacted in the order deposits were received and given 10 days to review pricing and available homesites. If you choose to move forward with the purchase of the land, your deposit will be applied toward the purchase price, with closing expected within 60 days of securing your homesite. If you decide not to proceed during the 10-day review period, your deposit will be fully refunded.

All homes within Liberty Estates will be exclusively custom built by Hannah Custom Homes, with a minimum home size of 4,500 square feet. This allows us to maintain the quality and craftsmanship Hannah is known for while creating a collection of thoughtfully designed homes that complement the surrounding landscape.

Before accepting a reservation deposit, our team will meet with you to discuss your vision, potential plans, anticipated square footage and overall budget to ensure your expectations are reasonably aligned with anticipated construction costs.

During this conversation, we can share our current average construction costs per square foot to help establish a preliminary budget. However, because every Hannah Custom Home is uniquely designed, these averages serve as a guideline rather than an exact estimate. Actual costs vary based on the home's size, architectural design, foundation type, finishes and overall level of detail.

The design of a home plays an important role in cost efficiency. Generally, a two-story home on a crawlspace is the most cost-effective to build, followed by a home with a basement and then a single-story home. These differences are largely driven by the amount of foundation, exterior finishes and roofing required relative to the home's square footage.

Our preliminary estimates are based on historical construction costs, our experience building custom homes and the information available at the time. While we strive to provide the most accurate estimates possible, material prices, labor costs and market conditions can change over time.

Once final Liberty Estates land pricing is announced and you have selected your homesite, the land contract process and Preconstruction Agreement will begin simultaneously. If you are not quite ready to begin designing your home, we will still execute the Preconstruction Agreement and begin the design and planning process when the timing is right for you.

When you are ready, we will work together to develop your architectural plans, explore design selections and refine your anticipated construction budget. Through our Preconstruction process, we will prepare a detailed construction estimate based on your plans, specifications and selections, which will serve as the foundation for your building contract.

Throughout the building process, we will continue to evaluate costs and keep you informed of any changes that may impact your investment. Our goal is to provide transparency, realistic expectations and the guidance you need to make confident decisions about your future home.

Construction at Liberty Estates will take place over the next four to five years, with preferred start dates assigned in the order completed land contracts and corresponding payments are received.

All homes must begin construction on or before December 31, 2030, allowing homeowners flexibility in planning and designing their custom home.
